The Repair of the Central Heights Church Building
1. In October 2010, at a congregational membership meeting, the question of whether to Repair or Rebuild our church facility was presented by the Capital Projects Committee. After a vote there was overwhelming support to move forward to Repair the CHC facility with an estimated cost of $1.8 million. Since then, the repair work has been divided into two phases.
2. In November 2010 the Elders Council commissioned the Capital Projects Committee to develop a plan and a detailed estimate for the cost of the repairs required. A subcommittee called the Repair Committee was formed, consisting of Milton Koop, Dan Kyte, Doug Kasper and Len Reddicopp.
3. The Repair Committee conducted further research and received quotes on the areas that require immediate attention, namely, HVAC replacement (heating, ventilation and air conditioning), roof repair, south and west entrances, skylights and selected carpet replacements.
4. In March the Repair Committee, supported by the Capital Projects Committee and the Support Ministries Council, presented the Elders Council with a recommendation for the repair work to be completed in Phase 1. The Elders approved Phase 1 repair work to be completed in 2011 along with a budget of $611,000. This schedule is contingent on obtaining funding and acquiring the building permits from the city.
- Replace HVACs – $235,000
- South bay remedial (south entrance) – $94,000
- Clerestory window system repair (east and west entrances) – $73,000
- Roof repairs (Education, Nursery, Women's Centre) – $150,000
- Architectural design and engineering (phase 1 & 2) – $51,000
- Exterior entrance doors (south entrance) – $8,000
Total Phase 1 – $611,000
5. Phase 2 will include the remainder of the repair work required; the exterior wall repairs and new carpets throughout the church foyers and corridors. It is expected that Phase 2 work will be ready to start in 12 to 24 months. More detailed information and design drawings will be presented to the congregation before the work begins on Phase 2.
6. CHC has approximately $200,000 cash available in the capital fund for Phase 1 leaving $411,000 in additional funding needed to complete the work. Your financial support is necessary and we ask you to prayerfully consider a specific gift to the capital fund at this time. The congregation will be asked to participate in a capital fund-raising drive by making immediate cash gifts and pledges to be paid over the next 12 months. In order to complete Phase 1 work in 2011 we will also be seeking approval at the AGM in June to borrow the amount necessary to cover any shortfall in funding. This repair work is urgently needed to replace 21 HVACs that have reached the end of their service life, with many units no longer operating. Repairs due to water leaks around the south and west entrances and preventative roof repairs need to be completed during the summer months.
